Recent planning permissions for contemporary residential developments

A’Bear & Ball Architects LLP had a busy start to 2021 with a number of exciting projects on the go. The Practice has been the lead designer for a range of projects that received planning permission in the first half of the year. 

A few of our recent developer led projects include a residential development of five units in Ducklington, a development of six units in Carterton and one new dwelling in Ducklington. All three of these projects are located in West Oxfordshire District Council.

Five homes in Ducklington, Oxfordshire

A’Bear & Ball Architects received planning permission for five contemporary low energy dwellings on an under-utilised infill site off Witney Road in Ducklington. The proposals include demolishing an existing bungalow and erecting five homes with an internal private road, parking, amenity space and landscaping. 

With a landscape led design approach, the proposed homes have a contemporary design language with a traditional form. Buff brick is used to reflect the immediate context, and the stained vertical timber cladding is used to reflect the local outbuildings, while contrasting the buff brick. 

The dwellings provide flexible living spaces that embody modern living and Lifetime Home standards. The Practice is currently working on the construction drawings for this project, and construction is expected to start later in the year. 

Six units in Carterton, Oxfordshire

The Practice received planning permission for the erection of six new dwellings on a large residential garden area. The proposals include four two-bedroom bungalows and two two-bedroom semi-detached houses off Arkell Avenue in the heart of Carterton. 

The design strategy was to include the two-storey units at the front of the infill site with the single storey bungalows at the rear to arrange in a traditional “courtyard” fashion. The contemporary dwellings use reconstituted stone, horizontal cladding and stone lintel detailing. 

With a low energy design, the homes will be highly insulated in excess of Building Regulation requirements, and high-performance double glazing will be used. Currently, we are working on the construction drawings for this development.

One detached dwelling in Ducklington, Oxfordshire

A’Bear & Ball Architects received planning permission for the erection of one four-bedroom detached dwelling off Witney Road in Ducklington. With the development located in the Conservation Area and sitting across the street from a Listed Building, it was important that the contemporary design of the development respected its surroundings.

The design will include Cotswold natural stone to reflect the immediate area as that is the predominant material found in the Conservation Area. The stained vertical timber cladding will also reflect the local outbuildings, while contrasting the natural stone. The pitched roofs will be finished in a natural slate to compliment and contrast the façade materials and to match the adjacent chapel conversion roof.

This house also features a low energy design with thick, highly insulated walls and high-performance double glazing, reducing energy use and costs. The construction drawings have been completed for this project, and work has started on-site.
