No. 12 Donnington Square underwent a full scheme of refurbishment together with alterations and extensions by A’Bear and Ball Architects. Situated in the prestigious Donnington Square Conservation Area in Newbury, this historic townhouse, dating back to 1850, has been carefully restored and enhanced to blend its architectural heritage with contemporary living.
The project included a 140sqm of new build footprint that sits subserviently against the main house, whilst providing modern spaces to tailor the house to the client’s lifestyle. On the ground floor, a bright and spacious kitchen and dining area was created, seamlessly connecting to the garden through a large, glazed pocket door. The new spaces have been arranged so the extension overlooks a landscaped garden, a new swimming pool and a paved terrace which provides an excellent relaxing and entertaining space.
The lower ground floor of the existing house has been extended to provide a bespoke underground golf simulator room and a new utility room, whilst the existing rooms have been refurbished to provide a large home office and a guest bedroom,. A sunken terrace ensures natural light enhances these areas and provides a visual link to the garden.
Throughout the house, original features were carefully restored, preserving the historic charm of the property while upgrading finishes to align with modern standards. Every element of the design, from material choices to bespoke detailing, reflects a harmonious balance of old and new.
